We can objectively survey your organization's past growth, present status, and future potential. Your building requirements will then be examined in relation to your unique programming, applicable zoning and code requirements, and community composition.
How much can you realistically afford to spend? ACBI Architects can analyze your financial profile and recommend an appropriate budget for your project.
3. Schematic Design
Based on your expansion requirements, we offer alternatives as to the best use of current properties or further acquistion needed to meet your requirements. ACBI will prepare alternative master site and building building designs, along with their respective estimates of probable construction costs. Each scheme will allocate space in a way that is consistent with your goals and budget.
4. Design Development
Based on your preferred schematic design, we will next develop the design to further describe the the project's size, character, materials.
As an optional service, a beautiful digital artist's rendering or scale model can be provided which can you with visualization of the project and fundraising if applicable. We can also represent you at any public hearings which may be necessary.
5. Construction Documents
Detailed construction drawings and specifications are required for bidding and constructing a building project. The documents prepared by our staff and consulting engineers include site work, landscaping, architectural, structural, plumbing, heating/ air conditioning, electrical, fire detection and suppression, security, and audio/visual systems.
6. Construction Bidding or Negotiation
We can assist you in referring qualified contractors to build your facility. Experience enables us to secure competitive bids, often resulting in substantial savings for your building program.
If you prefer to be your own contractor, use volunteer help, or hire a construction manager, ACBI can accomodate any of these approaches.
If you prefer to utilize a design/ build approach, ACBI can team up with a selected contractor to offer the benifits of working with a single entity from start to finish.
7. Construction Administration
As your agent , ACBI works on your behalf during the construction process to ensure that the intended integrity and quality of the building is fully realized. We will prepare and administer the contract between the church and General Contractor, typically utilizing standard A.I.A. Agreements and Conditions of the Contract.
ACBI can also represent you in communicating with the Contractor to help avoid misunderstandings. We can make periodic visits to the site, check shop drawings and submittals of project components, review the Contractor's payment requests, and prepare change orders.
